The property is situated just 4km south of the main Lucindale to Kingston SE Road and the small community of Avenue Range. This block is versatile with it lending itself predominately to livestock production. The stock carrying capacity for this block would be in the vicinity of 70 - 80 cows or 4 DSE. Being very healthy country and soil types that will also lend itself to cropping and sown hay production. Crops for seed and hay have been grown previously.
This property consists of 102 hectares (252 acres) of black loam clay soil flat country with one small area of rising country.
Due to the effects of the 2021 Avenue Range fire the pastures are in the process of being resown and redeveloped to strawberry and sub Clovers, Phalaris and Ryegrass. This property is in a 580 mm rainfall area.
Stock water is supplied to the property via a bore equipped with a solar pump. This pump feeds a 5000-gallon concrete tank which then supplies concrete troughs via 2" poly pipe located in each paddock. Each trough sits on a honeycomb gravel filled pad to prevent stock erosion around the trough. The property is fenced into 4 paddocks with 70% of fencing being replaced in the last 12 months with double and single gates for ease of stock and machinery movement. All fences consist of 6 plain wires and 2 electric top wires fitted insulators and connected to a solar energiser (not included in sale).
